Joina city open to tenants

Office space in Joina City, Harare’s latest and most prestigious skyscraper, is now letting, according to Adriaan Otto, general manager for JHI in Zimbabwe.

Joina City, the latest addition to Harare’s skyline, now has pristine office space available to rent.

A one-stop urban city, with 18 floors of offices above four of mall, is a new concept for the capital. It provides a safe, secure and convenient shopping centre for all a company or employees’ needs, within the same building.

The 15,000 sq. m. of retail space has been let to anchor tenants such as Edgars and Spar with a good range of specialty shops like Samsung. The area is covered by CCTV and 24 security guards patrol the building 24/7, all in radio communication with the control room. The mall is already a destination in its own right.

Now the 12,000 sq. m. of office space are available for rent. Floors measure 836 and 582 sq. m. and a further two are 384 sq m. The building is finished to the highest standards, fully air-conditioned, three-compartment skirting trunking for power data and communications with power points already installed, 850 KVA of back-up generators, 24,000 litres of water storage and 1,200 TelOne pairs of lines available for tenants.

Quality finishes and everything you need to run your business smoothly are what you would expect from a centre built to the high standards of Joina City. What sets it apart from the rest is the convenience of on-site shopping, 600 in-building parking bays, full-back-up services and spectacular views from the floor to ceiling windows over Harare’s central business district.

“The views from the windows on all four sides are what sell the offices to tenants,” Otto said. They all pause as they get out of the lift and look in amazement at the panorama surrounding them. It’s a great working environment and, thanks to the air conditioning and back-up generator, the offices won’t heat up at any time of day.”

The owners’ policy is to let a floor at a time and the rentals reflect this. “There’s great interest in the space: people have been waiting and wondering what Joina City will offer and already African Development Bank, Masawara, TA, Olam and Essar, from India, have moved in.

“People like being first in a building. They rent the space and call in their interior designer to configure it exactly the way they want. None of this moving about old partitioning and working out a colour scheme to match it: Joina City is brand new and waiting to meet your office needs. And of course there will be minimal maintenance problems for many years.”

Joina City is situated on the corner of Julius Nyerere and Jason Moyo streets. It was designed by Mwamuka Mecuri in association with Stauch Vorster, South African architects with over 1,000 buildings to their credit. Their antecedents are reflected in the design of the mall, which is similar to Cavendish Square in Cape Town and Rosebank, Johannesburg.
